This information provides more detail about the terms noted in the website where you booked your reservation (e.g. AirBnB or VRBO).  We want to make sure you observe the #1 Rule….HAVE A WONDERFUL TIME…..For that reason, we are explaining the rules and regulations that will ensure you do!

Guests are required to agree to the following terms and conditions:

  1. CHECK-IN Time is 3pm EST (or anytime after). The unit is cleaned, inspected and disinfected prior to check-in.  We adhere to contactless ‘self-check-in’ and you will be provided with a code for the lock prior to the start of your rental period.  DO NOT ARRIVE AT THE UNIT PRIOR TO 3PM without permission from the owner.   If you enter the unit prior to check-in time without the owner’s permission, you will be accepting the property ‘as is’ and any damage or loss to the property or its contents found after your departure will be your responsibility.  (note that you can call the owner if you arrive early and possibly obtain permission for early entry.  We want to help you start enjoying as soon as you can but we need to know about your early arrival and ensure that the property is ready for you)

 

  1. CHECK-OUT time is 10am EST and is strictly observed. If you anticipate having to be in the house after 10am and have not made prior arrangements with the owner for a later check-out, please call the owner so that the cleaning schedule can be managed.  NOTE THAT THERE IS A $200 CHARGE IF YOU DEPART THE HOUSE LATER THAN THE 10AM CHECK-OUT TIME WITHOUT THE OWNER’S PERMISSION

 

  1. This is a NON-SMOKING You may smoke outside but please discard of any butts, etc. SAFELY in the outside containers.  Please smoke in an area that will not carry the smoke into the unit.

 

  1. DOGS are permitted ONLY IF THE OWNER HAS PROVIDED WRITTEN PERMISSION to the renter. There is a $200 fee per dog (maximum 2 dogs, depending upon size) which must be paid PRIOR to the start of your rental period.  (having a dog on property without permission will result in a $500 charge).  If you bring a dog you will be responsible for following ‘dogs on board’ rules….ask the owner for those PRIOR to arrival date.

 

  1. Minimum age to rent this property is 25. Anyone in the group that is under the age of 25 must be accompanied by a parent or guardian during the entire rental period.

 

  1. If you are bringing or renting a boat it must be docked safely and securely in the designated spot.  We do not provide lines or fenders.  The renter assumes all responsibility for the safe operation of the boat and all liability for any/all events involving the use of the boat.  Any damage incurred to the dock or other areas of the premises will be the sole responsibility of the renter.  Contact the owner for information about launch areas, trailer storage, or boating supplies.

 

  1. DAMAGE/SECURITY DEPOSIT. This is described in the terms of the website where you booked.  Charges may be assessed if any of the following occur:

 

    1. If Damage is done to the unit or its contents, beyond normal wear and tear
    2. If Charges are incurred due to contraband, pets, collection of rents, movies ordered via the cable service, or other service required during the stay that is not expressly included in the rental fee
    3. If debris, rubbish and discards are not removed from interior trash cans. They must be emptied into outside containers upon departure
    4. If soiled dishes are left behind, not in dishwasher (If soiled dishes are left behind they must be placed in the dishwasher which is to be started prior to departure)
    5. If soiled Pots or pans are left behind (these are to be hand-washed and put away, not placed in dishwasher)
    6. If the TRASH REMOVAL schedule is not observed and/or excessive trash and/or recyclables are left behind. The TRASH REMOVAL instructions are posted in the house.  The city issues fines if these instructions are not followed.  You will be responsible for a service fee of $50 if extra trash or recyclables have to be removed after your stay.  You will also be responsible if the city issues any fines.
    7. If the unit is left unlocked or if keys are provided at your request and they are not returned.
    8. If lights are left on inside and/or outside the unit when you depart or if the air conditioning setting requirements are not observed (instructions are posted in the unit)
    9. If there are lost or damaged linens, including beach towels
    10. If items are missing from the unit
    11. If any trace of smoking is detected in the unit

 

  1. Eviction of the renter by owner, owner’s representative, local law enforcement, or the security company employed by Key Colony Beach will result in a $500 fine (and there will be no refunds of rental or other fees)

 

  1. MAXIMUM OCCUPANCY for this unit is eight (8) persons and no events are permitted on premises. The maximum occupancy limit must be observed at ALL times.  If you expect to have visitors that will exceed this number, even for a short period of time, PERMISSION must be obtained from the owner (phone or text the owner with the  number of people expected and period of time expected to obtain permission)

 

  1. INCLUSIVE FEES – rates include a one-time linen-towel setup. Amenity and utility fees are included in the rental rate.  The Cabana Club access is included in the renal.  Your name will be provided (by the owner) to the Cabana Club prior to your rental period.  You will need to record your name, unit address and number of people as you enter the Cabana Club and are responsible for observing the Club’s rules (posted in the information book in the unit and at the Cabana Club). 

 

  1. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. If you wish to have a maid service during your stay please contact the owner for recommendations.

 

  1. RATE CHANGES – rates are subject to change without notice

 

  1. FALSIFIED RESERVATIONS – any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in

 

  1. WRITTEN EXCEPTIONS – any exceptions to the above mentioned policies must be approved in writing prior to the start of the rental period

 

  1. HURRICANE AND STORM POLICY – No refunds will be given unless The National Weather Service orders mandatory evacuation due to ‘Tropical Storm/Hurricane Warning ’ in Key Colony Beach. The day that such a mandatory evacuation is ordered, you will be entitled to:
    1. Refund of any unused portion of rent, if occurring during the rental period
    2. Refund of any unused portion of rent from a guest scheduled to arrive, but wants to delay arrival until after the Hurricane Warning is lifted
    3. Refund of any advance rents collected for a reservation that is scheduled to arrive during the Hurricane Warning period

 

  1. PARKING – Vehicles and trailers are to be parked in designated parking areas only. Parking on the road is not permitted unless area is stone-covered and outside of the roadbed area.  Any illegally parked cars or trailers are subject to towing.   Boat trailers, motorhomes, recreational vehicles, commercial vehicles, etc. may not extend over or be parked on any right-of way.  Applicable Key Colony Beach fines/towing fees are the sole responsibility of the renter.  If more parking is needed, contact the owner for information about additional parking areas provided by Key Colony Beach.

 

  1. This property is privately owned. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities.  The owners are not responsible for the loss of personal belongings or valuables of the renter.  By accepting this reservation, it is agreed that the renter and all members of the rental party are expressly assuming the risk of any harm arising from their use of the premises or the use by others whom they invite to the premises.

 

I agree to all terms and conditions of this agreement by either signing below and returning this signed document to the Homeowner or by responding electronically (via email or via the messaging facility of the website where I booked this reservation) to the message asking for my agreement to the terms of this document.
